Somehow I ended up with 13 when reading this article - well, I think some are lumped together - but I have to say, the author should have laid it out in some sort of visual list so we could put them in the same perspective he did.

I need your help | It’s all about you! | What are you looking for in Coeur d’Alene?

As most people know, websites have the capability to run statistics on their visitors. This website shows me what pages you all like to look at most. Right now, hands down, you all visit the ‘Homes for Sale’ page 10x more than any other page on this site. Don’t get me wrong, some of you are reading lots of other pages, but for the most part you all want to see homes for sale.

This is where I need your help. I need to know what you like (and don’t like) about the homes for sale page. What am I missing? What am I doing well at?

And . . .

What else are you wanting to see when you visit? I want to improve this site and provide it as your resource for real estate in Kootenai County.

I need your help | It’s all about you! | What are you looking for in Coeur d’Alene?

As most people know, websites have the capability to run statistics on their visitors. This website shows me what pages you all like to look at most. Are you retiring ‘young’? Then you are likely to want to retire right here in Coeur d’Alene

After all, Money Magazine ranked Coeur d’Alene as the number one place to ‘retire young’.

Specific criteria used in making up the list of best places follow:

  • Population growth: We wanted positive growth since 1990.
  • Near major metropolitan area: within 100 miles.
  • Housing cost: below $350,000, with a few exceptions. We’re showing current median housing prices (asking prices) for single-family houses.
  • Cost of living: No more than 20 percent above the national average.
  • Economic health: current unemployment rate below 4 percent and job growth greater than 10 percent for the past five years.
  • College presence: one or more major and/or highly competitive college in the vicinity.
  • Recreation and arts and culture score in the top third for nearby major metropolitan areas.

Unfortunately, it looks like they got some of their stats wrong, fairly significantly. Most notably the median home price which they have at $311,700 and it’s actually $250,000 - quite a difference.

Selling your home | Capital Gains Issues | What happens when my spouse dies?

Currently, homeowners who live in their home as their principle residence for 2 full years over the past 5 years are allowed to receive the profits from the sale of the home tax free, up to $250,000 in profits. If homeowners are married and file jointly, they can exclude up to $500,000 (or $250,000 each).

Previously, if a homeowning spouse died (say sometime in 2007), the surviving spouse was required to sell the home by December 31st of the same year in order to receive the full $500,000 profit tax free.

Congress just changed that.

Now, the surviving spouse has 2 full years to use the ‘married’ exemption - receiving the full $500,000 tax free. Providing of course that the profit on the sale of the home is $500,000.
